Obtain Financial Pre-Approval

You are free to choose whomever you like, we just provide this list because we’ve worked with them and know they can close. That’s our first step, getting you preapproved. Until we have a number and definite budget, looking is just that, looking.
Analyze Your Needs in a Buyer Consultation
Next step in the process is completing the Buyer’s Questionnaire. The answers to these questions not only help us really find that perfect home, but our clients say the questions actually made them think of things they hadn’t considered. Thus, once completed they were able to really narrow down what they initially thought they wanted, to what they really wanted!
Once we have our price range and property requirements that’s when we start house hunting. In today’s marketplace business is done 1 of 2 ways. Embracing technology, or fearing technology. We choose to embrace technology. There are so many ways to find a home. From a Google search, plugging in an MLS number, or searching Realtor.com, Zillow, Redfin or the numerous IDX searches on real estate company or agent websites. Not only are we tapped into this, but we want you to be as well. We will guide you and reel you back in if you start going off course, but in the meantime, go forth and “Search”.
In addition, we also take a proactive approach in finding your home. Our relationships with other agents and existing brokerages give us access to those coveted “Off Market” listings. Plus, we have a full time sales team on the phone working 8 hours a day calling those listings not yet on the market.
Statistically the average buyer looks at 7 homes before finding one. This might be fewer than what you would expect, yet keep in mind at The Big Picture Group we are buyer specialists and there is a method to our process with proven results. Our only job is to help clients find the perfect home, so once we get that clear picture of what you are looking for, we are able to take you right there. And of course you want to see the best homes first!
The Offer, The Terms, The Acceptance
No matter what, whether good or bad, we are going to be open and honest. You need to know a 100% house doesn’t exist. 90-95% does, and when we find that property it will be suggested that we put in an offer. We will create an offer package to present and we will guide you on a purchase price and terms. Depending on the home, location, and market condition we will create a strategy for us to present a winning offer. This is our specialty, negotiations and contract terms. Thus far we have a 100% success rate in finding our buyer’s their homes with satisfying price and terms. Reason being we educate you through the entire process of what’s going on and how offer price and sold price is reached.
Buying a home is exciting but also daunting. We get it. So when escrow opens our goal is for you to relax. There is a lot of paperwork, and we will take the time to explain every sentence with you. There are timeframes that need to be acted on, and we will always make sure you will never be in jeopardy of losing the deal or your deposit. There will be inevitable moments of second guessing. Relax. it’s all normal. This is the time where if we haven’t already, earn our clients trust.
Congratulations! You just bought a home and made a very smart investment. This isn’t the end of our relationship though. This deal has closed, but we want to be your “Real Estate Consultant” for life. Whether, you decide to move, sell, relocate, buy a second home, etc. We can help you with that.
